Scope and limits
When investigating a water leak in apartment buildings around Beşiktaş, both the lower flat showing dampness and the upper flat whose plumbing must be tested need to be open during the agreed visit window. We cannot test an upstairs supply or drain line by looking only at the ceiling below.
Tell us during your call whether water drips continuously or after specific fixture use, and whether any surface has already been opened. Remember that the full detection fee applies if lack of access prevents completion.
Before the visit
We pressure-test cold, hot and heating lines, then narrow the leak point with acoustic listening or thermal imaging according to the findings. In accessible wastewater pipes with suitable bends, we also consider camera inspection.
Detection does not routinely require breaking surfaces; if opening a small spot is needed, we ask for your approval first. Once the leak is located, we provide a separate quote for pipe repair, parts and any plaster or tile reinstatement.
Does the damp patch come back after drying?
Under normal conditions, if there is a continuous leak in the pressurised supply line, we expect a dried spot to get wet again. With a leak from a waste-water drain, the water usually appears when the drain is used. So we first dry the wet area and then check after which use the water returns.
Some leaks do not show on the first try: there is no constant drip, and nothing appears when the tap is opened normally. In such cases, rather than relying on equipment alone, we ask when the leak started and how you use the area, and we try to recreate the problem under the same conditions.
A job in Piyalepaşa
Water was coming up between the kitchen tiles, but the spot we dried did not get wet again, and in the first tries nothing appeared when the tap was opened. The customer told us that the sink plug was closed while washing dishes and the collected water was let out afterwards. When we filled the sink and emptied it in one go, the drain connection dripped. We pulled the trap hose back slightly at the connection and set it in the correct position; the same test showed no drip, and no tiles were broken.
Relevant fee conditions
Daytime detection starts at 3,000 TL for a standard apartment. If our inspection finds no leak in that apartment, the full investigation fee still applies.
If proper inspection conditions are available and we establish that a leak exists but cannot locate it, we do not charge for that detection. If lack of access or another obstacle outside our control prevents completion, the full detection fee applies.
We explain the separate fee before testing another apartment. If tests after the first repair reveal a second leak in the same apartment during the same visit, we do not charge another detection fee; repair costs remain separate. An unrelated new leak at a later visit is a new service.
Daytime prices apply from 06:00 to 00:00. From 00:00 to 06:00, a 50% surcharge applies to the daytime price. Daytime prices also apply during daytime hours on weekends and public holidays.
Repairs after detection
We explain the finding and the area that needs work, then quote separately for repair. Detection does not routinely require opening a surface. If opening a small area is necessary, we ask for approval first.
Same-day repairs depend on job size, time, access, available materials and acceptance of the quote. We perform the necessary checks after repair. A written report or video recording is not a standard promise for every visit.
Common questions
Does a ceiling stain show the exact pipe location?
Water can travel through the building. We assess the stain together with the relevant plumbing above it and choose tests according to the findings. Dampness alone does not prove an active pipe leak.
Will you need access to a neighbor’s apartment?
Seeing the damage downstairs helps narrow the investigation. We cannot test an upstairs apartment’s plumbing without access. Arrange permission with the relevant residents before the visit.
Is the inspection free if no leak is found?
Finding no leak in the inspected apartment does not remove the fee. If proper conditions are available and we establish a leak but cannot locate it, there is no charge for that detection. The full fee applies if lack of access prevents completion.
Does detection include the repair?
Detection and repairs are separate jobs. Daytime detection for a standard apartment starts at 3,000 TL. We discuss repair materials, labor and any surface reinstatement separately.
Does damp always come from a pressurised pipe?
No. A leak at a drain connection may appear only with a particular use, for example when a full sink is emptied at once. That is why we ask when and after which use the damp appears.
